Tenancy Types used by North Tyneside Council

The Regulator of Social Housing; Tenancy Standard states:

‘Registered providers shall offer tenancies or terms of occupation which are compatible with the purpose of the accommodation, the needs of individual households, the sustainability of the community, and the efficient use of their housing stock’.

The Authority uses the following tenancies:

Introductory Tenancy

These tenancies are offered to households who have never held a social housing tenancy before.

Secure Tenancy

Offered to existing and new tenants whose introductory tenancies have been successful.
Tenants who have had a secure or assured tenancy before 1 April 2012 and who are transferring to another council home.

Mutual exchange:

Existing tenants who are undertaking a mutual exchange, who hold a secure or an assured tenancy.

Succession:

The husband/wife, civil partner or partner of a secure tenant has the right to succeed a tenancy.

If the tenancy is a joint tenancy any other joint tenant still living in the home in the event of the tenant’s death has the right to succeed to the tenancy.

By law only one succession to a tenancy can take place. This means that if someone becomes a tenant through succession, no one can succeed to their tenancy.

Demoted Tenancies  Demoted tenancies are considered in relation to housing related anti-social behaviour for the perpetrator.
Secure Flexible Tenancies Are available to use through the Rough Sleeper Accommodation Programme (standards length of tenancy is two years).
Licence to Occupy  Where the occupant has no right to reside at the property/in the accommodation, but the Authority is supporting them to find secure accommodation.
