Affordable housing needs

The Authority’s evidence of housing needs highlights that each year during the life of the next Local Plan that 477 social rented or other specifically discounted homes will be needed.  The Current Local Plan policy asks developers to provide 25% of their schemes in affordable tenures rather than for private sale.  Affordable homes are also built as part of the Authority’s affordable housing programme and by registered providers. 

Affordable Homes Programme:

The Authority is committed to delivering more affordable and social housing and has successfully delivered 2,500 affordable homes in the last ten years including over 700 Council homes. Building on this, a key priority within the Council’s Our North Tyneside Plan is to deliver a further 3,000 affordable and social rented homes. 

Affordability and private rented sector context:

  • The average house price in North Tyneside is approximately £193,000 as of August 2025 (up 2.6% on August 2024)
  • The average private rented homes costs £808 per month as of August 2025, (up 8.6% from September 2024). 

Waiting list: There are 3,300 households on the Authority’s housing register waiting to be rehoused, as of October 2025 

Vacant homes: Fewer than 100 council homes empty and available to let at any one time.

Private rented sector: The private rented sector is an alternative option for those who cannot access social housing or buy their own home.  There is an increasing demand for these properties, and this is often coupled with rising rents.
