North Tyneside Council are delighted to invite initial informal expressions of interest for a brand new café which is due to be installed at Killingworth Lakeside Park as part of the parks regeneration programme.
The Council are looking for offers to let the premises on a leasehold basis by way of informal tender and are currently completing soft market testing to assess interest in the premises.
Property description
The café is set to hold a prominent position within Green Flag award winning Killingworth Lakeside Park. The park benefits from excellent local bus and transport links, free car parking and is located approximately 1.9 miles from the A19 road.
The café is intended to measure at approximately 97.7 square meters which will be broken down into the below:

Internally, the property briefly comprises of a open plan kitchen and internal seating area, storage area, two WC facilities and a changing place unit. Externally, the property will benefit from a service hatch and decking area where external seating may be placed.
The property will be available as a brand new empty shell, with electricity and water supply, internal flooring, kitchen units/sink, and electric switches and sockets.The successful applicant may fit the property out as they require, subject to Landlord approval and obtaining the relevent planning permission and subsequent licences and approvals.

Use
The premises may be used as a restaurant/café in accordance with Use Class A3 as of the Town & Country Planning (Use Class) Order 1987 as amended in 2020, and for no other purpose whatsoever
The Authority would require the successful applicant to provide and maintain the WC facilities and changing places unit for free access to the public during the café’s opening hours.
North Tyneside Council would expect to see details of any proposed works, including plans, materials used and details of initial consultations with planning, if required.
Interested applicants are recommended to contact the Local Planning Authority to gain further advice on proposed uses.
Insurance
The Landlord will insure the premises in the full reinstatement value thereof against loss or damage by fire, lightning and explosion and the Tenant shall pay to the Landlord, by way of a further rent, a yearly sum equal to the sum or sums which the Landlord from time to time pays by way of a premium in respect of securing reinstatement insurance, together with any additional premium which may be payable by the Landlord in respect of the premises and adjoining premises which may be increased because of the tenants use of the demised premises. The tenant will be responsible for arranging their own contents cover.
Statutory compliance
Tenants shall comply, at their own expense, with any Bylaws, Notices, Building Regulations, Statutory Requirements, whether local or otherwise, including the Town and Country Planning Act and all other relevant Acts of Parliament. Consultation with the Council’s Environmental Health will be necessary to ensure all Animal By-Product and offal disposal regulations are adhered to, and tenants will be expected to disclose details of their methods on request.
Rent
The initial asking rent is £7,000.00 per annum and an initial rent free period may be negiotated.
The tenant shall be responsible for the payment of the ongoing annual rent. Rent is payable monthly in advance, and in equal sums. The rent is exclusive of utlitity bills such as electricity and water.
Requirements
The applicant will be required to undertrake a small number of supervisory and maintenance roles as part of the agreement. These include:

The tenant must open for business for a minumum of five days per week between 1st April and 31st October from 10:00-16:00. This must include all weekends,bank holidays and school holidays.Trading times outside of these dates and times are available by agreement with the council.

The tenant must provide, open and maintain a WC provision which will be open to the general public.

During this period the tenant is responsible for opening and closing the public toilets each day.

The tenant must provide access to the community groups based within the park to use an area within the café for meeting space when required.
Legal costs
The tenant shall be responsible for the landlord’s legal and surveyors costs incurred in granting and producing the lease.
References
The grant of the agreement shall be subject to the receipt of a satisfactory financial reference. An Experian Credit check will also be carried out
