Electrical safety duty of landlord
The Electrical Standards in Private Rented Properties Regulations 2020 places a requirement on landlords to maintain safe electrical standards in rented property. The landlord must arrange testing in electrics in rented property prior to new tenancy and at intervals of 5 years and obtain an electrical installation report.
A tenant must be supplied a copy of electrical report. Any remedial or investigative work identified must be completed within 28 days to tenant and local authority.
The local authority will issue remedial notice for non-compliance issues, and breach of regulations or notice will lead to issuing of civil penalty. The level of penalty is determined by civil penalty guidance set out in Private Sector Housing Enforcement and Civil Penalties Policy.
