Introduction
Building Regulations are national standards that apply to all types of buildings, from an extension to your home to major new developments. They cover all aspects of construction, including foundations, the overall stability of the building, fire safety and means of escape in case of fire, damp-proofing, ventilation, heating and insulation. They also ensure that access to buildings as well as facilities within are provided for people with disabilities.
Building Regulations are constantly being updated. They consist of parts A to P at present, of which the approved documents and related publications can be found on the Department of Communities and Local Government website.
A brief explanation of each part is listed below, along with the relevant document links . However, if you require more details please contact North Tyneside Building Control.
A - Structure (External Website)
This section is concerned with ensuring that the structural stability of the building is maintained. Areas covered include design of foundations, walls, floors and roof components.
B - Fire Safety (External Website)
Includes the provision of satisfactory fire escape routes, preventing fire spread both within and to other buildings and providing good access and fire fighting facilities for the Fire Service.

C - Site Preparation and Resistance to Contaminants and Moisture (External Website)
Contains the recommendations for ensuring the building remains free from damp penetration, condensation, from any contamination that may be in the ground, and watertight.
D - Toxic Substances (External Website)
Provides guidance on the prevention of toxic substances permeating into the building when inserting insulation into cavity walls.
E - Resistance to the Passage of Sound (External Website)
Recommends the provision of adequate levels of sound insulation between dwellings, flats and certain other types of rooms and buildings.
F - Ventilation (External Website)
Provides for adequate levels of ventilation to buildings and prevention of condensation forming in roof voids.
G - Hygiene (External Website)
Is concerned with providing sanitary conveniences and adequate washing facilities. This section also recommends safety precautions associated with unvented hot water storage systems.
H - Drainage and Waste Disposal (External Website)
This section deals with the disposal of foul and surface water drainage together with requirements for solid waste storage (household refuse).
J - Combustion Appliances and Fuel Storage Systems (External Website)
This covers provisions for the installation of either solid fuel, gas or oil fired heating appliances.
K - Protection from Falling, Collision and Impact (External Website)
This is concerned with staircase design, headroom, handrails, balustrading and guarding of landings, balconies and other raised areas.
L - Conservation of Fuel and Power
M - Access to and Use of Buildings (External Website)
This section deals with the design of buildings to enable all people to gain access, and be able to use the facilities of the building. It also makes provisions for people with impaired sight or hearing; people with walking difficulties or people using wheelchairs.
N - Glazing - Safety in relation to Impact, Opening and Cleaning (External Website)
This document is concerned with providing safety glass in critical locations (glazing you are likely to walk into or fall against).
P - Electrical Safety (External Website)
This part applies to electrical installations in dwellings and common parts of flats.
